trivia question. what would be the starting point (that would count towards the 90 days) of your ownership of a property purchased on judicial sale in IL:1) date of the certificate of sale  received at the auction2) date of confirmation of sale by the judge - usually 3/4 weeks later depending on (un)contested docket.3) actual date of the deed - which you can or cannot record (depending on local municipality requirements - presale inspection etc)4) date of recording of the deed

If the tenant contests the charges, Obligo still pays the landlord and the Tenant has to fight with the landlord to contest the charges.Services like Rhino are more like a traditional insurance policy.

Just as nobody ever gets prosecuted for pressuring appraisers for value, nobody ever asks appraisers to show their work either.All of this is why I said it is statistically a waste of time to contest the value of an appraisal (the exception is when the appraisal is clearly an incompetent document worthy of tinder only).

Telling my daughter that just lost a beauty contest that she had done very well in, that being a model or beauty queen was vain and more a freak chance of genetics rather than something to be proud of got me no love, but she ended up being valedictorian, and getting nearly a full ride scholarship.
