I often run into fellow investors in the early mornings at Lowes/HD that ENJOY doing a lot of their own work on a multitude of properties they own. 

I would personally do it myself first, understand what's involved, use HD money or private money before bringing my friend along. 

get the cheapest washer at HD for $400. it's a capital expense, so you get to depreciate it.or buy from CL and you risk to replace it in 1 month.whenever we have them we put on the lease that we are not responsible if they go bad.

this reminds me of the movie with (can't think of the name) going to a bank asking for a loan. they ask him what he does and he says "porn star".
