Working on a home currently...figured I could put $10k into it and sell it.New furnace and new water heater => $6,100New Windows (double hung in older home) => $4,100Cabinets and flooring will be the next big expense for this one.I'm hoping the city doesn't make me repair the sidewalk (they go in half with homeowners)Electrical is expensive (price of copper wire is a factor) and sewer can get pricey.

Thats exciting.A few things to consider -make sure you are actually pre approved, not just pre qualified-see if the lender can provide a list of 'warrantable' condos, you don't want to waste your time with communities that are 'non warrantable'-make sure the complexes are solvent..have money set aside for repairs to roofs, sidewalks, lighting, pools etc.

A lot of times, depending on city ordinances, landscape overgrowth, on the home, on the roof, on the sidewalk, garbage near or around the home, just to think of a few things, can result in violations and fines from the city.

For me, I will avoid areas that look like this at first sight: many lawns that unkept, house that need paint on the outside, numerous broken down cars (not old but broken down), people that are hanging out and it is the middle of the day, trash in lawn, streets, and sidewalk.

It's not a solution at all.I inquired with the city about getting a permit for a small gravel driveway (parking pad really) in the front yard, but the city insists that I install a concrete sidewalk on the city's property alongside the street.
