I'd work and move forward like I didn't have the property and just use my bigger shovel to build up cash faster.

So lets say we sell a new spec for 500k  NO way are we making almost half in net profit.. 500k house is about 2200 sq ft  build cost  120 a foot or 280k that would only leave 40k for a shovel ready lot.. and shovel ready lots are 100 to 140k in our market for 500k exits Also you have cost of capital you have tax's utls insurance and marketing costs ( real estate commissions) ..

Older properties are cheap for a reason.Believe me, I'm really not a fan of crawling around under a house so low that I have to take a fold up shovel with me to dig paths under the floor joists.

IE Shoveling sidewalk in winter.

It seems like that population has basically flared out, it has only lost about 4K in two years.

One was so small that they had to in some places use a fold up shovel to dig a pathway for the person to move.

I also think the people who prey on people looking to make money in RE with little work and $ are immoral as they're making money selling a system that they know won't work (it's like selling shovels to gold prospectors and pointing them to a spot where you know there's no gold) Perhaps I could have been more specific but a sprinkle of hyperbole makes life interesting.
