I posted that I am looking to purchase a home for cash...Not sure if this is the norm, but my first reply to my post came in today which simply stated:her name.. the addresses of her 2 properties and her email along with the sentence"looking to sell 2 investment properties"Now I'm not sure if this is the norm to get emails like this... which ends up becoming misleading... or is a true lead.I don't want to celebrate this small win of mine just yet.... as I'm not sure if I am missing something here.To be honest, i JUSt started getting into wholesaling and I am looking to test the waters on Craigslist.

I think you are on the right track in your last sentence- why not buy a house and rent it to them.

While it would be nice to think otherwise, those validations don't happen same day.Since my inquiry is so time-sensitive, your last sentence is exactly the info I was looking for. 

But none of these options make sense if you are debt averse; thus my initial sentence stating that all of this is based on your risk-tolerance etc.       

And to your last sentence, I'm not sure there is a workaround to avoid mortgage lending rules, especially if your loan is to a borrower who is also occupying the home (given how sensitive the CFPB is with owner-occupied loans).Sorry for the segue...https://www.nolo.com/legal-encyclopedia/whats-the-...

It's entirely plausible that the Somali in the above example had never been in a shower (I could stop the sentence here, but I'll continue) where water on the floor could cause damage.
