The kitchen is full of old moldy food and nasty gunk everywhere including inside the dishwasher, walls from top to bottom just dirty and sticky, with wax etc. all over everything, Every smoke detector, carbon monoxide monitor pulled of the wall, trash stuffed down the bathroom drains, 100s of holes in the walls and ceiling (her stripper poles) etc., Just gross.

I provide in "special provisions of my lease" that anything under $100 is tenant responsibility.I also clarify a list of common repair examples that I expect tenant to repair, and a list of common repairs I would rather make myself.Tenant: smoke detector batteries, filters, small plumbing leaks under sinks, clogged drain, loose handles, loose screws, pests (toilet handle is a little odd but I would likely take care of it.)Landlord: Major leaks, sewer smells, roof leaks, water heater, hvac, cracked tile, broken faucets, broken toilets."

Bam, bam, bam, you knock on the door, check the smoke detector batteries, check for leaks under sinks, make sure the A/C isn't dripping inside, check quickly in the shower for mold, ask the tenant if there are any issues they need to report - and bam, knock on the next door.

Things like leaking pipe under sink, downspout that needs securing, sewer vent pipe out to the attic, missing smoke detectors in a unit, loose material, etc. are all very easy fixes that we would be happy to make for you.
