Add to that the record number of people moving into town long term either as homebuyers or renters and we barely even had a shoulder season last fall.even one of the best kept secrets in CA  Seirra valley is hot.. 

The repairs after the fact are not going to be an issue I have a contractor that I have used in my personal homes for many years and created a good personal relationship with, he knows what needs done and how I like my work preformed without my having to stand over his shoulder.

Mentors are there to look over your shoulder and to stop you from making a mistake. 

Otherwise the success or failure of your venture will largely fall on the shoulders of a local PM. 

@Patrick Britton sounds like you are stressed to the max with those properties and offloading a few of those will take that weight off of your shoulders, right?

But there is a big difference between a decent area where you can walk the streets, or an area that you need to look over your shoulders as soon as you drive into the block, it is a thing you need to judge on your own knowing the area.Now hearing all these true professionals giving ideas, you can start thinking that you are doing something wrong.

I do not want to look over my PM's shoulders and micromanage, at all.
