You are asking for a programmable list of what to do in every situation and it just can't happen.

I had to send the file to my programmer to see if he would be able to make the file usable in excel.

I live on the 1st floor and have the thermostat in my living room and it is programmable.

This would include things like sensors and controls such as smart thermostats, lighting control, water meter flow sensors.

Even if the programmers were to get better at refining the formula, a computer can not see the interior condition of the property, nor can it be programmed to make a human judgement concerning physical condition, quality or appeal, which we all know are driving factors in the majority of markets.

He changed out the thermostat without asking and caused a heating problem I had to fix ($200) and refused to pay for the repair that he caused, he got angry and I chose not to fight him on it.

He spends two minutes looking at the thermostat, doesn't even go up in the attic, and says "there's nothing I can do".

I'm also in the auto industry as a robot programmer.

Those high net worth individuals who wanted to come to Canada did so before the programmes and the rate did not really increase.  

You may consider speaking with a free-lance computer programmer...could save you some money and you can make updates as your success grows...adding filtering features etc...
