I think we already reached the inflection point mate.Old school "Hard Yakka" has gone out the window.Look at folks getting their panties in a tangle with "return to office" company mandates hahaI'll stop there and and say no more so it doesn't get misconstrued but I"m not too optimistic over the next 20-30 years when it comes to the current work force maturing and being expected to "pull the weight".Thankfully we have AI and maybe even robotics taking over lol

Government is great at issuing mandates and fines to enforce, but not quite so good at providing funding to help with those mandates.Andrew brings up another good point about the unintended consequences of this law if it is allowed to stand exactly as it is right now.

Make friends with city council and you can wipe this out... then again who really cares, pass along a $10 service fee to short term renters and focus on growing your business.What I read into the City of Toledo mandate is that internet (non-local) sites have been renting properties to paying clients who travel long distances for their "short term rental" to find out the property has no utilities, no emergency contacts, no-one who really knows what is going on, and when someone gets hurt there isn't reasonable insurance in place to cover losses.

It feels like a vehicle more for owners than renters.Which brings me last concern: if the cost is almost 4x SFH, this would seem to mandate partner involvement for many newish investors, in which case, why not just solo purchase duplex?

I would consider that a repair job to get off septic, as the septic system is failing and city has mandated me to get off septic and connect to public sewer, so that should be acceptable use of funds.
