Looking for a little advice..Little background: I am a financial analyst for a multifamily developer, so i understand real estate and all of the financials associated, but i am definitely not accountant. 

The billions of economic development happening in that city and the incredible work that Mayor Mike Duggan has done -- He's brought Detroit back to life.

We are gearing up for some development projects ourselves so any insight would be appreciated.  

But we're early in building the portfolio and want to stay open-minded, whether that’s an older MFH asset with upside, a stalled new construction project, or even land with a solid development path.Curious on your end, what are you seeing in your market that feels underutilized or overlooked right now?

Lastly, consider local economic trends, such as future development plans or infrastructure projects, which could drive appreciation.

I am looking off market and trying to develop connections in my community through talking with other investors and homeowners of single family homes. 

But if someone is just holding rentals; and not providing hotel-like services- Them being a REP, flipping other houses, being a developer, being an agent etc....Does not make the rents from those unrelated rentals subject to SE tax. 

I will eventually need to demo them to prepare for a new office/mixed-use development, but perhaps I wait until 2026?
