Many people think all tenants are good, there is good cash flow on turn key LTR leveraged purchases, there are no vacancies and associated tenant flips, that all components in a property last forever, that property tax and insurance cannot increase significantly.

The last 7 years of a 30 year mortgage, and the last 4 years of a 15 year mortgage is where you see the most money (in big chunks) going towards the principle.I you want to pay off the property in 15 years, get a 30 year mortgage and make extra principle payments each month.

I currently have a 7% cap rate living in one of the 3 units, that'll jump to 18% when I move out to purchase another.Housing prices have been low and stable for the last 20 years and I don't expect it to increase anytime soon. 2 out of Rutland counties 4 colleges closed down last year for lack of attendance (before COVID-19).
