I am looking to advertize/ market for investors in my area in local newspapers and websites.

I currently manage the marketing efforts of over 1,500 single-family properties and despite our digital adverting and online efforts - our FOR RENT signs generate a large portion of our traffic.

As for advertizing, it varies by city. 

I already use apartments.com for my auto payments, zillow for my advert. 

She should let them know the rental requirements before showing to avoid tire kickers wasting her time, but completing a full application will deter quite a few people (because people don't want to do anything extra).For advertizing, find out what is the best couple of rental platforms to use for your area (because they do differ by city) and make sure she posts the ads there. 

I think a cheaper and psychologically more effective advert is 5% off your monthly rent if apply by "this date". 

Has a shared coin operated washer / dryer in the building common area.It is in a C class neighborhood, built about 1970.Purchase price was 470k,  plus about 10k in closing costs and I will put about 10k into repair/improvements.At possession on May 1st only 1 unit was rented @ 800 - the tenant has been there 1.5 years.I believe the market rent should be more in the range of $950.I put an advert on Kijiji saying there would be an open house on May 4th and got about 35+ people replied. 

Install double or triple pane and highlight heat and cooling savings in your adverts.

Also find out where they are advertizing....I'd also think about trying another PM.

An area perceived as good by the target renters, along with curb appeal, and an attractive floor plan SQ-FT for the price.An advert tha conveys the above, plusa non-intimidating likable person showing the unit.
