We all love the sexy before-and-after photos, but you're taking the time to educate us as well.If they haven't already considered this, maybe @Joshua Dorkinand @Brandon Turner could look at adding something like these types of instructional videos to the mix.

Some ideas:- Lower the rent- Take sexy photos / stage it with pretty furniture (it's sometimes really hard to imagine living with someone but if you take Airbnb-like photos it is a lot easier to imagine)- Post to more social media sites (eg: Facebook marketplace / groups in your city)- Post flyers in local businesses Hope something in there helps!!

It's just as 'sexy' as my Nest but it's 1/3 the price and does everything you need except maybe the ability to sense when somebody is home or not.  

Also the temps will be in the low teens and 20s this weekend with a chance of snow. 

Based on my calculations, I can break even with one unit (it's a duplex, after all) rented borrowing at high single-digit interest and break even with both units rented while borrowing at low-to-mid teens interest.

Once it is set up even teen can help out. 

I know it is not as sexy as these other two systems, but I am telling you that unless you are ALL-IN...these two systems are more glitz and glam than real substance.So if this is your life and you are building a business and investing a lot of money in other areas of marketing, a CRM might be the answer.

No one in the media thinks it is sexy to do a writeup about a guy that does a ton of well thought out, precisely calculated flips because let's face it, outside of BP no one would know what the hell they were talking about.

Heck don't listen to me, (although I am so incredibly handsome, beautiful smart, sexy, handsome)... use Yellow Letters  Cards,  printed letters...
