So say you are calling a list of leads you have received (I'm going to begin calling next week so I'm open to any advice); but say I called down a list....As I go, depending on responses I receive, what do I do with the leafs?

Whether assigning or using a double closing, the transactions taken as a whole are really an attempt to squeeze more compensation, for what is brokerage activity (with a fig leaf of equitable title) or as a maneuver to make net listings, otherwise illegal, legal.

I would use it maybe 14 days per year, and it would be available for rent the rest of the time (ski lodging in the winter, woodsy get-away in the summer, leaf peeping in the fall!).

The leaf blower worked surprisingly well,  but not having the 20V, 6 amp batteries ($150/2), I went through the 2 amp ones in no time.

Suddenly the tree shading their windows is cut down, there are leaf blowers going at 7 am on the weekends, water shut offs 'for maintenance', etc.The issue here is that whatever his play is (and it doesn't matter what it is), you are along for the ride because your only remedy is lawsuits if he's not playing ball.

Jon - welcome in advance ...the 15 min drive time you initially mention is a bit unrealistic  as  getting a few miles in that time from SLU is a rare  accomplishment …..I live in NE Seattle  ... 6 miles from my office in SLU area and it normally is a 30-45 min commute  driving  …..light rail from husky  stadium is great as I can get to office in 30 min  with a 7 block walk from Westlake  station …1.2 mill budget   should cover most of the  North / NE and NW areas of  Seattle proper  …...some other neighborhoods / areas worth a look  include  maple leaf ….Ravenna ..west seattle  ( longer sommute from here ) ...Laurelhurst ...view ridge ..wedgewood if needing financing - get  pre approved  in case you need to make a move on a property quickly  good luck and  feel free to call or email with any questions
