Jay told me many years ago when I lost his money on a deal “A man shows his true colors in times of adversity and not triumph”I agree with Jay on his opinion here as he doesn’t have a dog in the fight.We both met Marco and he always seemed like a decent fellow.Time will reveal all but nuking the fella doesn’t get anyone their cheese back.Just my opinion

one thing that's negative from Out of state investing is that we as landlord never grow up. we don't develop business channel, we don't develop business skillset, and we give money to out of state realtor and out of state property management only.in term of business education, investing and creating local business locally is way preferable.I'd rather want to know much the NNN lease in san mateo in-n-out burger rather than 2/1 in indianapolis.Passive investing IMO is detrimental in long term as we almost don't gain anything from a family dinner cash flow.

That is like trying to sell a tofu burger to an animal rights activist having to disclose that the building attached to your tofu burger joint is a slaughterhouse you also own where they slaughter baby cows, and using the exact knife that slaughtered the cow to cut the tofu.

Go read the short book, "Who Moved My Cheese".You're holding onto your past plans and NOT adapting to the present.Either cut the price 5% every 2 weeks until it sells, even at a loss, or do soemthing else with it.Suggestion: be careful about refinancing and converting to LTR as tenants are likely to damage your flip work.
