I'd get a hot tub.

If units have separate heating & hot water heater units, really the only thing you have to plan for is replacing the roof and parking lot.

I do agree with the hot-tub photo though, I think you could do better than that.

we had a gas hot water heater, big name brand with a six year warranty go out at about 6.5 years.

HOA unfortunately won’t allow a hot tub so was thinking of installing a sauna and steam shower with heated tile bathroom.

Someone used all the hot water , this one didnt clean the bathroom , why are there dirty clothes piled over there . 

Confirm local cold-climate specs and size correctly; add dedicated electric hot water per unit.
