There is a practical limitation - a cost seg does not make much sense for under a million of asset value, maybe you can go down to half a million..Grow your portfolio and do it later.

As for the attorney he was not licensed to practice law in FL so the PA BAR received a complain that is still on file :) I had a plumber in beach town say the toilet and sink sabotages go up in an effort to get refund on rent when the weather is bad. 100% believe it
