Hey there @Satya Surendra - I recently switched to a property management company for two of my South Side Chicago properties and I honestly feel your pain......but I believe the right property manager can save you money in the long run with the right preventive maintenance and tenant screening.I had to go through a cash for key situation and it took 6 months of to finally get a new tenant....I think that would have been avoided had I had the property manager at the time because I wasn't giving the property the attention it needed.If you have the time and bandwidth I suggest self managing

As for property management, it is a very daunting job, thankless, and difficult to make money, unless you are very efficient.

Look at some buildings in the area and see how much management companies charge them to provide the service.

I just finished evaluating a number of property management software products and decided to go with Innago.

Major homeowner insurance companies denying offering coverage because of claim history. 

Over time, you'll find ebb & flow between sources, but you MUST maintain the 3-5 at all times as it's difficult to predict which ones will work, when.BTW: be careful of hiring companies to drive leads.
