Outside of holidays my booking rates for a 4/3 3000sf house with a private pool, on a lake, run about 195 for weekend nights & 185 for weekdays.

Not many private investors will do 7% over 30 years fixed.Personally for long term rentals, I've had good success working with local banks or credit unions that could provide purchase + rehab financing.

@Ethan Rolnick-the best way to start is with a house hack, period-real estate investing does require money - any methods purporting to not are high risk-your best bet is to save up for a house hack.

Rough budget number I've heard is $50/bedroom although situational based on vendor, living sf, area, etc.Best bet is to join your local Facebook group & ask other hosts in the area or call a few vendors & get some bids.

I bet it is not there anymore. 

The speed and flexibility of private lending is huge right now, especially when deals need to close quickly.
