My thought for this was to give more detail on the expense side, giving rough estimates for things like: insurance, elec, water, gas, internet, maintenance, cap ex, landscaping, and cost to furnish. 

The Pm is more costly. the pm team is much larger with employees as maintenance staff (maybe a dozen employees).  

Human nature is that they understand more about the electric fence after they grab hold of the electric fence.

Moral of the story; many folks use online forms, or store bought documents which they often do not fully understand to save some $$ Moolah - only to create BIG Problems for themselves and others. 

I understand your point, but I’d like to clarify my situation and perspective.First, regarding the lien release — I’ve confirmed directly with the title company that they will not proceed with releasing funds or closing the deal unless they receive an official zero balance demand and the lien is properly reconveyed.
