The builder is including a finished basement  (approx 700 sfqt and 7'1 - 7'9 foot ceiling) with a rough in for a bathroom/shower and wet bar (small kitchenette can be installed in lieu of bar) .

Just scroll to the bottom of your listing link and you can see 4 places that are quite a bit nicer for under $1500.You are offering small 900sqft with an original kitchen, only ONE bathroom that is dated and has no counter space, an interior that is a mix of finishes and colors, tile ceiling, super basic light fixtures, no garage and a totally overgrown yard - all of that screams total neglect.

HOA unfortunately won’t allow a hot tub so was thinking of installing a sauna and steam shower with heated tile bathroom.

Out with the bathroom/tub and in with a walk-in shower, new tile and vanity, rebuild the deck completely with trex deck and railing and raise it all to one level (about 1,200 sq ft of deck on an 800 sq ft cabin).

Who cleand the bathroom , the kitchen , whos tv is in the living room , does one play their music too loud ?

I'm shocked that you could get a full bathroom and two bedrooms in an unfinished attic for $50,000, let along paint.
