Nothing you do is likely to change their behavior because they have a "tenant mentality"!

As a licensed agent in Boston, I work with investors, and I've noticed we all seem to have different approaches to crunching the numbers.Some clients come in with elaborate spreadsheets, others use apps, and some just do quick mental math (which honestly makes me nervous when we're talking six-figure decisions).

That's a very distorted view of the idea and often tied to mental inertia.YOU NEED TO ASK YOURSELF IF YOU WANT TO BE A LANDLORD!

I read his book and really enjoyed it and felt I learned a lot, really changed my investing mentality, but I agree with @Josh J. that I don't love the charging to review deals. 

But since I'm in a "retirement" mentality and want to enjoy life while I have my good health, I'm learning on selling.

But I think it can really get tough mentally as you start to scale.

Insurance complications, code upgrades, and local permitting processes can add time and cost you might not initially expect.Since you’re still getting your finances in order, it might be best to keep this one as a mental exercise rather than a real pursuit.

That's the timing aspect; having your ducks in line so you are able to pull the trigger when you do spot the opportunity.I've found that the most important part of real estate (besides your knowledge) is your mental attitude. 

And your 'profit' from this tactic will be small, why not use your time and mental energy to fo find some killer deals and make real money?

It seems like you really know your stuff, and at this stage, it's just a mental barrier to cross.
