Some investors attempt to employ all kinds of macro, micro, and mini economic factors into their analysis - auto sales are expected to be down 20%, family formations will increase until 2031, taxes will be increased to 40%, etc.  

New Double pane windows, new roof, siding, new drywall, restored hardwood floors, complete bathroom remodel, new cabinets and granite countertops , a complete electrical upgrade & for the most efficient heating and cooling 3 mini split heat pumps have been added.

One was to permit some electrical and mini split condenser that was done without a permit and a gas run that city claimed was done without a permit but I suspect pre-dated need for a gas permit and the other was for a large patio structure.  

This could run another 10-40k depending on the solution used (mini splits or HVAC).

A bit on the high end, but entirely turnkey with what looked to be a very nice couple with a baby as tenants downstairs and upstairs all redone with a screened in balcony and on my way home literally less than a block away I see a guy knocking a for sale sign into the ground, so I parked my car home and walked down the hill and asked him what he was selling it for.

If things go well, I would like to acquire additional properties in the area to expand what is currently a baby portfolio consisting of a single condo in Denver ☺.
