Seems every new investor fails to understand the difference between Class A, B, C & D Neighborhoods/Properties/Tenants:(They all assume anything they buy will be Class A - and then are shocked when their performance expectations aren't met.So, yes you can easily find properties to BRRRR in the Midwest - but most of them will be Class C or D with tenants having credit scores under 600 => which have a 20% chance of nonperforming on their lease!

Suresh Peela Good 2-4 unit investment neighborhoods in philly suburbs

Rents are solid, and the town is undergoing slow but steady revitalization A lot of investors I talk to are also starting to keep a closer eye on areas like Collingdale or Lansdowne — older housing stock, decent tenant demand, and you can still find stuff in the low $100Ks to mid $200Ks if you're not afraid of a bit of a heavier rehab.Would definitely recommend spending some time looking at zoning, local rental comps, and township-specific landlord rules, though — each borough/suburb tends to operate very differently.Good luck with your search.

Alex Longinidis New Bedford, MA House Hack with 203k?
25 September 2025 | 3 replies
Rent comps in New Bedford definitely vary by neighborhood, and HUD’s FMR tool usually underestimates what investors are actually getting in the market. If you’d like, I can walk you through how to:• Tighten up your rent estimates using actual MLS rental data and active listings.• Get clarity on how lenders and contractors treat the 203k scope of work so you’re not stuck mid-project.• Assess whether the deal still cash flows after factoring in rehab + reserves.Feel free to DM me if you want me to take a look at your numbers with you.
