For market research, I’d suggest looking at census data for population growth, job growth, and income levels, as well as sites like Rentometer or Zillow for rent comps, and local city planning websites to see what developments are in the pipeline.

Prices should be $300-$400 per month ($225 is crazy but if the guy is doing a good job, good for you) depending on the size of the pool.

You'll spend a lot of time and effort especially if they jump jobs or move, just so you are clear, and you may not see a dime. 

Because here is the reality, coming from an industry insider: the tax professionals who take such audit protection cases from those national tax companies are paid ridiculously little money for these jobs.

I've been paying his sub-contractors a set amount per hour, but he has been working 20-30 hours a week along with the subs to do the flip outside his day job.
