I have been given what I believe to be some good information but again, it is so hard to sift through all the variables, varying thoughts from other investors, and stay on top of watching all the inventory. 

I'm sifting through properties and its looking somewhat promising for the criteria I set out.

Also there is so much sifting required through MLS listings it can be very time consuming.

I was wondering mainly if it is worth it to sift through sellers on CL.

It looks like Canon may actually have some good options, but it is so hard to sift through all of the various models to figure out which one will do what I need it to do.Thanks again for any insights you may have! 

I do a version of the same thing Chris is talking about except I contact an agent and get a list of all of the homes that have sold in the past 6 months that were either rentals or foreclosures.Trying to sift through every previous sale could be a nightmare in most markets.

Sift through it if you want but my experience is that the previous owners (or next of kin) already cleaned out anything of value. 

There is a lot of junk in to sift through but many times you get lucky.

Search by owner, first "LLC" then "Inc" then "Corp" - you'll have to sift through a bunch, but it's a pretty good approach and doesn't cost anything.
