I have been diligently saving and investing and trying to teach my two teen boys the value of doing the same.

Many cities in the midwest have demand for nice rentals as they are not considered "sexy" by investors and they are very affordable to purchase.

I recently saw some Class A MF in the teens on cap rate. 

Its one of my hobbies that makes more money that it costs me:)  I plan to hold these properties and all are debt free.My teens are pretty involved and learning property pricing, cost of repairs estimating, accounting, painting, general repairs, floor installation, risk taking, people screening, etc. as we go.
