Paying 10% rent for monthly management, 1 month rent for placement, 50% of 1 month rent for 1st renewal (not thrilled about this) and 0% thereafter, no markup for repairs (I pay directly to vendors).

If it doesn't work... you can still pull some of your money back out and it should not be a total loss.That way you get to secure $4,000,000 for the long haul and should be able to live comfortably off of the interest, and you get the thrill of losing 1.3 Mil or turning it into much more.

Only "out" I see is if you can document his "peeping behavior" on video....then it becomes a police matter, restraining orders and legal grounds to evict him.Otherwise you have to hope he violates something else on lease....My gut feeling is the "cash for keys" is a very iffy offer for a creepy guy like this...... most of them seem to relish the fact that they are creeping you out, so it will add to the thrill for them.
