Getting into contact with contractors, handy men, and property management companies that someone else can speak for and trust removes a huge risk factor from a rehab process. 

I had one in Seattle for a few years, it can be brutal but I truly believe women are wired better than men for the biz.

They talk the repair men to death too.

But the reality may be that the middle men are making the most profit – even if not the most profit, the issue is that its an undisclosed amount of money ( hence smells like dishonest/ double dealing behavior).

Let's all be fair, and ask the proper question:  Will the Property Insurance Companies, Property-Tax Dept, Federal, State, & City-Taxman, Electric & Utility Companies, Repair Men, Plumbers, Electricians, Water & Sewer companies, Medical Health Insurers & Drug companies, Oil & gas companies, and Lenders / Banks & Mortgage companies be giving US Landlords & PMs a break too?

Free up the provision of health care, lose most of the middle men and the costs will fall dramatically.

I am a member of Invest Club for Women (Men welcome too obviously) and they have two chapters, one local to me now in Studio City, CA (The valley) and one Irvine (OC).What i like is that in most meetings, there is a local RE investor speaking about their particular strategy rather than some guru coming in to upsell you.I also enjoy the networking - they get very interactive with this every meeting and I like the people that attend.The only thing I dislike is that the bar across the aparking lot (at the hotel) closes early often and thus, we have to drive like 1-2 miles down Ventura Boulevard to get drinks after.
