As others have said, quick swap of the flapper/rubbers in the tank are an easy proactive maintenance (you’ll do it now or at 12am, so just get it out of the way early) Tile concern is less about colors than condition of the ground/stability of the substructure.

I would swap toilet seats because those were disgusting but I would only swap the toilets if the water was in your name and not the tenant’s name.

With the limited info we have it sounds like you are extending trust to a company that doesn’t deserve your trust.As for HWT prices, I agree the price you paid seems high assuming a normal swap out and the cheapest available tank was available.

You may find that plan A & B swap places as you work with a property or that plan E or F or G pop out of nowhere and land on your plate (selling as a Rent-to-own, selling a life estate, super-long leases, sale with right-of-first-refusal).An owner rent-back is another option (I've done my first one this year - we'll see how it goes).
