My gut instinct is they are a major things that should be remediated and instead they are temporarily patch the issues whether it be heating, air, roof... anything else.4 of the units have month-to-month tenants and the remaining unit currently has a tenant with a 12 month lease in place that goes until April 2017.

From what I understand home prices are only going up temporarily because of stock market gains and quick sales ... sooner or later once unemployment runs out, people savings run out, counties fall more behind on payments etc the prices of homes will be coming down significantly.

As unbelievable as it sounds, it would not surprise to see the Fed/NYSE shut down trading completely temporarily ("stock market holiday") as we saw for a week after 9/11.So for me personally, I would not be tip-toeing into the stock market but wait for bid/ask price stability and some hint of a large fiscal package being discussed by Congress first, and that's probably after we saw market shut down first.

Not to mention the moral hazard of temporarily cancelling forclosures/ tax sales.Don’t get me wrong I’m for social safety nets, but instead of putting the pressure on tenants your removing the safety net for the individual taking the risk.

You can work on the web stuff while trying to find a real estate deal, and when you find a real estate deal you can work on that and put the web stuff on hold temporarily

It would be easier to convince a relative to let them move in temporarily if they know they'll have their deposit more quickly.We were forgiving of minor stuff and just counted our lucky stars if they at least mostly emptied it out and didn't leave a giant pile outside and it wasn't in unreasonable condition inside.
