For what it’s worth, I’m in a similar boat juggling STR income and tracking my own “hours in the trenches” for tax purposes—it’s a full-time job just keeping records straight, much less optimizing occupancy!

@Brian Turner - It is not uncommon that existing tenants who are well below market rent may be suffering in silence because they know the rent is low and they don't want to risk rocking-the-boat and thereby triggering a rent increase by complaining to the original owner.

Cant tell you how many I have sat down with when I used to do this in person and say a 300k home with a 275k mortgage and in the drive way was a 60k SUV a 30k Honda and of course a motor home or boat as well.
