I have experienced that a duplex or triplex gives you more effective tenant management and long term value, but room by room rentals may reduce a small multifamily property's cash flow especially if your market has high demand for rentals from students or young professionals.

If I can do that and break even on rent every month, I'm good. 100% you can do that here with us as we effectively do the BRRR method with senior living. must be accredited and love mailbox money. 3 classes with 3 pref amounts based plus a unit based equity kicker that acts like a private credit model. happy to talk offline further. sorry for late reply, need to update my notification settings as I didn't see any of these comments til I just logged back in.
