Major systems are left nearing the end of their useful life and while the home may looks nice with the new kitchen and newly tiled bathroom they are often a money pit with tons of deferred maintenance.

Is this normal for hard money?

I know that there are tons of different types of lenders but I believe for my case I would need a private money lender or hard money lender.

Just won a bid at auction.com and my lender provided me with a preapproval but they rejected it saying that it cannot have any condition on it, is it possible por my hard money lender to give me one with no condition?

If you will be using it for yourself/family to vacation, you will struggle to make money.

I just closed a hard‑money buy at $70K, rehab $30K, and put in $25K cash.

I typically use private money for my investments and BRRRR them.
