Now, the property cash flows very well and I'm glad that I kept the property.When bad things happen, you have to zoom out a little bit.

I'm curious though, did you have a bad experience with NREIG?

If a home is fresh and fairly priced, waiting could mean losing it to a better-prepared buyer.Bottom line: The market is giving buyers breathing room, but not bargains.

Having an expert in this field involved early, can save you from a bad deal before its too late.  

What I will not do is pay a bad tenant to leave so that another landlord gets stuck with having to deal with a bad tenant that I have rewarded for their poor behavior.

The deals are bad but on top of that they double close and make you pay their front side closing costs.
