I have a few Airbnbs and know what we execute on to stand out but it just seems like there's WAY too much competition and the juice might not be worth the squeeze.We're trying to be within 10 minutes from the beach and downtown, which is putting us at a price point around $600K for a prospect property, but even with those numbers at 20% down w/ taxes/insurance, it doesn't seem worth it with the surrounding competition.

Both have solid multifamily inventory that still cash flows, especially compared to higher priced areas.STRs can work in certain pockets near hospitals, universities, or downtown districts but most investors here lean toward long term rentals, either private pay or Section 8, for stability and less management overhead.

I’d also look at where that road leads—if it offers easy access to a popular attraction, landmark, or downtown spot your guests will use, that’s a huge plus.

It's one of myriad reasons the city is less prosperous than the surrounding county with a libertarian mayor (Glenn Jacobs - Kane of WWE fame) who is much more laissez faire with housing regulations than the increasingly protectionist city government - but on the other hand there aren't many hotels and speakeasy bars outside of downtown!
