Florida is an expensive market so you're going to have a hard time as an investor putting down 25%.

I would not go into thinking it needs 150-240K I would get a quote from a few contractors, or licensed subs to say it's going to take X to get these items done.

Accounting, bookkeeping, and tax is never going to be 100% automated, too many variables in the tax law, your tax bracket and the list goes on....Neither is QuickBooks Desktop going away.For each property do you:estimatebudgetforecastrecord what you ordered or subbed?
