I like tge ideas of multi family homes, longer term rentals, fix and flips, short term vacation rentals and commercial opportunities like rv parks/campgrounds etc. 

A shared Google Sheet or Airtable works great for tracking contacts, leads, and deal notes when you’re starting out. 

But, returning to my first sentence, there could be nuances leading to a different conclusion.

My concern is the road noise might lead to bad guest reviews.

Like most new agents, I thought success would come by building my “ROLODEX” of investors (buyers), obtaining as many listings as I could by chasing listing “leads”, and trying to “service” the buyers and sellers I represented.  

Those may have similar docs where each side agrees to pay for half the roof when needed or siding, but that gets association shared expenses down to very little, maybe a small shared insurance policy for the full roof as you aren't going to replace half a roof.Small condo associations (2-units) also may lead to more frustrations if there is a dispute on how to maintain something and who to turn to if one side isn't paying or keeping things looking nice. 

I’ll be straight up, I really don’t have any insight on the Fort Lauderdale short-term rental scene.

They find a "deal" aka a lead, they then sell that "deal" aka lead, to an actual Investor who's actually investing.
