I have made my own calculation spreadsheet considering all the factors that I possibly can, but I would like to use something more robust and vetted/developed by those who have experience. 

The only issue is that its tucked against the highway and basically at the end of a commercial street with geographic barriers all around, so theres really no opportunity for any other development ie multifamly etc in that vicinity.

I want to understand how to underwrite and analyze a motel/hotel deal whether that be through rehab or development.

Due to my time limitations, I went with LO mentally.

Just looking to connect with people who have used them on development/redevelopment projects as part of my due diligence. 

I got married had two girls with my amazing wife and now I’m cutting grass where there should be development.  

Each community has costs for Lot and Lot development with impact and utility fees. 

Development is about 20 blocks away but moving quickly.

Indiana has good options too, especially in places like Indianapolis, but Columbus really stands out because of how much development and appreciation potential it has while still cash flowing.
