Most of the areas are areas zoned for resorts.If you are thinking longer term, yes, you can get more for your money on the big island.

The main risk in a typical seller finance deal is that the buyer will default on the loan payments and the seller will have to foreclose on the property to get it back.

You'll have tenants that will be very rough on the property and won't always pay their rent, turnover will be high, theft will be an issue, contractors will be hard to find, rent won't be enough to cover expenses even if things go smoothly (which they won't), and properties in this asset class will have tons of deferred maintenance and capital expenses.

Curious if people have been able to find good MF deals recently on market?
