Yvette first off you are not late to the table at all and I think it’s amazing that you’re even putting yourself out there after such a big life transition A lot of successful investors don’t start until their forties or fifties so you’re in great company The fact that you already own your own colonial home shows you’ve got a solid foundation and that drive to learn quickly is going to carry you far My advice would be to start small maybe a house hack or a simple long term rental here in Maryland so you can learn the ropes without overwhelming risk Also don’t be shy about joining local real estate investor meetups or REIA groups it’s the best way to learn the language and build connections You’ve got the mindset and motivation and that’s half the battle already
