I've heard people who've done over 100 of these say they still get butterflies.

You may be a optimist and see nothing but rainbows and butterflies for the next 30 years, but I personally am not leveraging to make that bet unless the returns are pretty astounding.

I've been on several and always start with butterflies but confidence grows with each experience. 

The first time my google "Real Estate" number rang I was so nervous, I still get butterflies every time but the conversation is easier now.  

I'll also add that the right clients will enjoy working with you and not someone who's a social butterfly, so don't let that stop you. 

So it's not all rainbows and butterflies, however I look forward to learning more about them and see how well they work. 

If you want a butterfly museum as an acquisition fee they will add it, maybe...As @Ashton Levarek, these can be customized and highly detailed. 40-60 pages of a PPM are not uncommon, hence why it takes 3-4 weeks to deliver it. ...And of course then you must reread it yourself to ensure you are not missing anything...The second go around will be easier as you have your own template in place from the first unless the structure changes dramatically.My recommendation is either invest passively on a deal to gain access to the documents and see firsthand how they work and the process unfolds.

The thought of having a beautiful wife and beautiful kids will make me start day dreaming and give me butterflies.
