"Market rate" just won't cut it in this environment as it's inherently an illiquid mark. 

They're all cut from the same cloth.   

Our concern is further damage being done after we take ownership and before the squatters are removed, like something catastrophic is our main concern.

Granted, this is just an app to get pre approved, but I'm concerned that without all the correct DSCR needed information, the process will get stalled. 

With last week’s September 17 rate cut already in place, the next jobs report (October 3) could set the tone for further moves.

My main concern is that logically, it would seem that most of the bookings would only happen on the weekends, and less demand on the weekdays.   

The slope cracks are definitely concerning, but they may be better evaluated by a geotechnical engineer if you want peace of mind.

For stand-alone houses with yards, I tend to either offer landscaping and grass cutting services as part of the rent, or I install solar powered cameras (connected to the resident's Wifi) that allows remote monitoring of the exterior - if they are handling their own lawncare.
