Keeping track of exterior maintenance on rental properties

Hey guys, just curious what system are you implementing to ensure that all your properties you own or manage are always maintained, like yard, weed trim and etc. I'm sure this can be overwhelming as you continue to grow your portfolio, and don't have time to drive to every single property to make sure everything is taken care of. I appreciate all your advice and guidance!

    Replied

It can be an issue if you require the tenants to maintain for SFR when occupied - sometimes they don't:(
    - Then we get a warning or ticket from the city, which our lease states the tenant is responsible to reimburse us for along with a Processing Fee of $x for our time.

If vacant or MFR, we have lawns cut every 2 weeks, or as needed. Unless you want to pay a premium amount, you'll just get a cut and some basic weed whacking - no edging or weeding.
