I’ve look all over the count for deals and find them a decent amount but by the time I factor cost of travel to check them out, difficulty of doing reno cause I’d have to drive there with my tools, and paying a management company, and lack of knowledge of the new area my profits seem to get all eatin up. 

Being an out-of-state investor,  deciding on the market in which to invest in can be difficult.

Often well priced land will have many interested buyers, and so I have difficulty getting even a few months in a contract for due diligence.

You shouldn't run into any difficulty moving it for $95k. 

I tend to avoid condos due to the fees and potential difficulty selling if multiple similar units are for sale however it depends on the area, amenities included, taxes and rent you can command.

This would be 2 days before he announced in his June 20th email (which I believe you have) that he was suspending payments to hundreds of investors because of financial problems.He did not disclose anywhere in the webinar (48 hours before the email) the difficulties that his business was experiencing which was laid out in the email 2 days later.

Criminal cases are costly (between attorneys, bail, and job difficulties) and that can affect how someone responds if you take over the property.Do you go knock on the door pre-sale while driving around doing your property inspections?

The issue is, there is a LOT of math that goes into this and I am having difficulty weighing the pros and cons.
