If it’s still crickets after 7–10 days, change one variable at a time: photos, headline, concessions, or pet policy; if leads come in but don’t convert, it’s condition-to-rent gap, not marketing.

But, you spend hours going back and forth with them:(4) You'll often find additional occupants and pets that aren't on the lease.5) Tenants will have all kinds of maintenance complaints they want the new owner to take care of before they'll pay rent.6) Validate security deposits as they often get "lost" during the sale!

Dispose of all rubbish, garbage, and waste in a clean and sanitary manner – at reasonable intervals – and assume all costs of extermination and fumigation for infestation caused by tenant; not feed straying pets or animals; not temporarily host pets.
