We found other two new violations (Not changing air filter causing AC to malfunction and we had to replace it) and (Not Maintaining yard).Is it ok to update the lease violation notices and resend eviction?

It blows colder than 80, but sometimes during extreme heat it AC's can malfunction due to the maximum capacity it's working tech said the AC will over heat in extreme heat.

Like that water leak under the kitchen sink or a malfunctioning appliance.

OOS investing has been a huge headache for me, to be honest.One thing is that a property may pass an inspection but once the tenant is living there and and putting daily stress on the house,  turning on faucets and light switches, turning on heat/AC etc, thing will start to break/malfunction.

I am not able to get the water turned on for my own inspection so I was wanting to see if other investors would Plumbing: "water lines tested and would not hold pressure, the main line from the tank is malfunctioning and allow air to escape."

They are Not responsible for someone's washing machine inside their unit malfunctioning......and it is Totally unreasonable for you to think they should be.  

Malfunctioning meter.You can rule out #3 by asking your PM if there have been any showings of the property around the dates of the high water usage.

I neede this work done so a new furnace could be installed, as the old one malfunctioned earlier this week, leaving me with an occupied property that had no heat.
