I have section8 in Hawaii an San Diegoboth section 8 are totally different in Hawaii if a tenant does not pay their rent they eill get kick off section 8 an in San Diego if a tenant does not pay their  rent nothing happens. another thing tis the section 8 inspector will have you move the smoke detector.

.- annual inspections: we do that with a contractor in tow and loaded with supplies to address most common issues from touch up paint, to downspout extensions, smoke detectors, lightbulbs, exterior caulk etc - we try to fix the little things right there and come back for bigger things.

You have your maintenance person inspect the unit after the pest control to make sure the attic is properly secured.Also, I'd have maintenance check the batteries in any smoke/co detectors in the attic.
