They will charge you market pricing , more than they charge me since I give them steady work and pay right away . it will take longer because they will also be on other jobs , and if the drywall guy is a week overtime , the painter may have that slot already filled with another customer . 

If you definitely plan on house hacking, you will need to look in PG county as you can actually get something that has extra rooms to be rented out.
