I would caution you about buying a condo in the Dallas area, especially for a rental with the exception of maybe a couple of specific condo developments.

I would also suggest that you contact your local Public Housing Authority (PHA), which usually runs the Section 8 program and might have knowledge of other local resources or particular housing initiatives that may help you find a qualified tenant, such as project-based vouchers (linking the money to your specific unit) or, in some cases, housing programs for veterans (HUD VASH) or other special populations that may need special housing assistance.

But once you’re running numbers on a specific property, those published averages are like background noise, what really matters is NOI, lease rollover risk, and your exit assumptions.And this is assuming you’re looking at multifamily, since cap rates get talked about a lot there.

@Ibrahim Mawri I've not worked on car washes specifically but have been a part of ground up builds or conversions, and in general its all going to be site and local dependent.You don't want to just get an understanding of the zoning, but also to your point any new, or changed regulations triggered by the repurpose.

It sounds like you just need very basic information, and beginner info is easy to come by for free, so I would only pay for the convenience of having structured lesson plan of information, not for the information itself.Once you have the basics, then you can start seeking out experts in specific areas, where the value of their information is much higher because it dives deep into a specific topic.
